Le Provençal Unveils €7.5 Million Wellness Show Apartment for 2026 Riviera Season

A luxury new €7.5 million ($8.81-million) wellness-inspired show apartment has been unveiled at at Le Provençal, the restored Art Deco landmark at the gateway to Cap d’Antibes on the French Riviera.

Developed by Caudwell, the serene four-bedroom residence is the first of a stunning series of furnished residences scheduled to launch during the 2026 Riviera season – a year that marks the iconic building’s 100th anniversary.

Originally built in 1926–27 for American millionaire Frank Jay Gould, for decades the former Hôtel Provençal welcomed celebrity guests – like Coco Chanel, the Duke and Duchess of Windsor, Jackie Kennedy and more – who flocked to the hotel to enjoy the wellness lifestyle on offer – sunshine, swimming, tennis and socialising!

Today, thanks to a dream and the determination of British businessman and philanthropist John Caudwell, Le Provençal has been transformed into a £300 million plus (GDV) luxury residential address with 35 residences – lateral apartments, penthouses and villas – all with secure garaging and contemporary interiors.

And wellness still plays a central role. Swimming pools. Gymnasium. Spa. Not to mention access to one of the most prestigious water-skiing locations in the world.

A Fifth-Floor Residence with Views to Die For

Positioned on the fifth floor and spanning the full depth of the building, the newly unveiled apartment offers a fabulously spacious living area of 2,328 sq.ft. (216.34 sq.m.) and 228 sq.ft. (21.18 sq.m.) of private terraces.

The south-facing façade opens from a double reception and dining room onto a balcony overlooking part of the six acres of landscaped gardens, with a 30-metre swimming pool shimmering in the greenery, and a breathtaking view over the Mediterranean. To the north, views stretch towards the Alps, with two bedrooms opening onto private balconies.

Interiors feature creams, whites and soft greiges accented with muted blues. Pale stone flooring, coffered ceilings and bespoke joinery are paired with timber, marble and brushed-metal detailing. The open-plan kitchen includes light timber cabinetry, a marble-clad island and integrated Miele appliances.

The principal suite offers French doors to a terrace, a walk-in dressing room and an Art Deco-inspired marble bathroom with freestanding elliptical bathtub. Two further bedrooms share a marble bathroom, while a fourth bedroom with ensuite can also function as a study.

Public areas – cinema, restaurant, retail boutiques, children’s playroom, 30-m pool – and the apartment specifications are a collaboration between Caudwell and Parisian design studio Affine Design.

A New Era of Wellness and Wellbeing

Wellness facilities at Le Provençal extend to 2,755 sq.ft. (256 sq.m.) and include a spa, gymnasium and yoga room.

No detail has been overlooked in this world-class spa which features a semi-circular mosaic pool with waterfall, hammam, steam room, sauna, Jacuzzi, hydrotherapy jets, cold plunge pool and ice fountain, alongside hot stone benches and treatment rooms for a full rejuvenation experience. Separate ladies’ steam and sauna facilities are also provided.

To cap it off, Le Provençal’s health spa is managed by none other than the five-star Hôtel Belles Rives, just a stone’s throw away. An arrangement signed between Caudwell and the renowned hotel means that Provençal residents have access to concierge facilities, valet parking, a Michelin-starred restaurant, cocktail bar, private beach and waterskiing club, along with additional spa and bespoke beauty treatment facilities.
